Keys To Having a Successful Vacation Rental Listing

Having a good looking informative vacation rental listing is just as important as it being marketed well.  Here are some tips that we have found to make a successful listing.

1)  Quality pictures of your vacation rental- It is very important to have pictures that portray your vacation rental the best possible without misrepresenting your property.  If you have a luxury vacation rental and you have the rental income to do so, I would recommend getting a professional photographer.  You can typically find photographers for very reasonable if you search.  Not only will well taken photos make the interior of your property look better, but they will also give an idea of what is outside the property and the proximity.

2)  Content of your vacation rental description-  Many people feel that the more information you can provide, the better, we feel that it is better to be more direct and to the point.  Include information that is highly relevant to your vacation rental and the area.  Leave the vacationer wanting more, which will lead them to contacting you and then you have a better chance at selling it at that point.

3)  Rental Rates- It is very important to establish rates that fit the market and what your competitors are doing.  In almost any vacation rental location there should be seasonal rates.  You want to post competitive rates and leave some small room for negotiating if needed.  Due to the economy, every vacationer wants to feel they are getting a good deal.  It is also important to check and update your rates annually so that the correct years are posted.

4)  Don’t Just Sell Your Vacation Rental- Although selling your vacation rental is a very important aspect of advertising it, it is also very important to sell your surrounding area.  If there are beaches, mountains, etc. nearby make sure to highlight those and truly represent where your property is in relation to it.  It also is not a bad idea to include a few pictures.

5)  Be Available- 70% of the time vacationers reserve their vacation rental with the first person that responds.  This figure relates to properties that have followed all the prior advice.
